Lorraine Morrison, broker and owner of Heritage Realty of Steamboat Springs, grew up just across the border in Wyoming. She met her husband, Steve Morrison, while attending the University of Wyoming. With their first child, they moved to Steamboat Springs in 1998. Fortunate to be near family in the area, they raised their three sons at their home in Creek Ranch, south of Steamboat Springs, skiing, horseback riding, and playing in the mountains of Routt County. In 2022, the third and youngest of their sons graduated from Steamboat Springs High School.
In 2004, Lorraine helped Steve launch his general contracting company, Morrison Custom Builders, LLC. Heavily involved in both the design and construction of a number of fine homes in the area, Lorraine brings her background in construction and business management to the table enhancing her sales and negotiation skills in the real estate industry.
In addition to her construction background, Lorraine also has a family history of farming and ranching, as well as a partnership running her own herd of 40 mother cows plus calves for several years with Steve. They sold the herd when they moved to Routt County, and they don’t miss freezing winter feeding and wet springtime calving. However, she knows a good parcel of land when she sees one, and is familiar with the ins and outs of agricultural land stewardship and development.
Lorraine has represented clients in Routt County for their sales and purchases ranging from vacant lots to condos to multi-million dollar luxury homes.
Lorraine has practiced real estate sales primarily in Steamboat Springs and the surrounding communities. In 2021, she opened her own brokerage in Laramie, Wyoming, where she owns a second home as well as manages investment properties, followed by Heritage Realty of Steamboat Springs in 2023.
Lorraine has served on the Steamboat Springs Board of Realtors, co-chaired the Steamboat Springs MLS Committee, chaired the Architectural Control Committee for her primary HOA, Creek Ranch, and served as the bookkeeper for her HOA. Currently she serves on the steering committee for the Steamboat Chamber Singers.
Lorraine holds broker licenses in both Colorado as well as Wyoming.

With the modern system of broker collaboration via the MLS, the movement of buyers to the internet, and the transition away from large office buildings, the large corporate real estate brokerage structure has become less relevant."
